When Your Rental Has Become More Work Than It’s Worth

If you are trying to sell a rental property with tenants, you are probably not selling because things are going great. Maybe the rent barely covers the mortgage. Maybe the house needs repairs you don’t want to pay for. Maybe the tenant is someone you know, and that makes every conversation harder. Or maybe you just don’t want to be a landlord anymore.

  • You don’t want listing photos, open houses, or strangers walking through while someone lives there.
  • The tenant may not want to move, and you don’t want a fight.
  • The house needs work you don’t want to fund or manage.
  • There’s a loan or other debt on the property you’d like to clear.
  • You live in another town or state and managing it from far away is wearing you out.

Branden in Veneta, Oregon was here. He was renting his house to an old friend, carrying debt, and looking at serious repairs. He wanted the debt paid off and to stop being a landlord, without pushing his friend out with nowhere to go.

How Clear Path House Buyer Helps Landlords Sell With Tenants in Place

It starts with a short call. We ask about the house, the lease or rental arrangement, what you owe, and what you need the sale to do for you. Photos help, and a tenant in place is fine. You don’t need to clean, repair, or ask anyone to move before we talk.

Option 1: An off-market cash sale, tenant and all

An investor buyer purchases the house as-is, often with the tenant still living there. There is no public listing, so your tenant never deals with showings or open houses. The buyer checks out the house and puts down earnest money to lock in the price. We cover the normal closing costs on a cash sale, there’s no commission, and you choose the closing date.

Option 2: Our Retail Buyer Program, once the house is ready to show

If the tenant is moving out, or the house is already vacant, a retail sale can sometimes bring more. Through our Retail Buyer Program, a licensed local agent lists the house as-is, and we coordinate the moving parts and help get it to the closing table. You still make zero repairs. It takes longer than cash, and we go over every cost with you before you sign.

A plan for your tenant

The tenant is usually the hardest part, so we don’t leave it to you. We talk with the tenant respectfully, explain what’s happening, and work out a plan that fits the situation: staying on with the new owner, extra time to move, or help finding a new place. In Branden’s sale, he and the investor both helped the tenant find and fund a new place, and the tenant stayed in the house during the closing.

Rental Situations We Help With

The tenant wants to stay

Many investor buyers are happy to keep a good tenant. The lease usually carries over to the new owner, and the rent keeps coming in.

The tenant doesn’t want to move

This is where a calm, direct conversation matters most. Branden’s tenant did not want to move. A plan with help funding a new place got everyone to the closing table without a fight.

You’re renting to a friend or family member

Selling gets personal fast when the tenant is someone you know. We can handle those conversations so the relationship survives the sale.

The rental needs serious repairs

Investor buyers price the work into the deal, so you never front the money. More on selling a house as-is with major repairs.

Back taxes, liens, or debt on the property

Loans and liens are usually paid off at closing out of the sale. More on selling with back taxes or liens.

You’re an out-of-state landlord

You don’t have to travel to sell. We can arrange a mobile notary or an online closing where you live.

Landlord-Tenant Rules Change From State to State

A sale usually doesn’t end a lease

In most states, the lease stays in place when a rental is sold, and the new owner steps into the landlord’s shoes. That’s why many investor buyers will buy a house with tenants and keep collecting rent. A month-to-month tenancy can usually be ended with written notice, but the notice period depends on the state and sometimes the city.

Some states protect tenants more than others

Oregon, where Branden sold, has strong tenant protections, including rules about when and how a landlord can end a tenancy. That’s one reason a cooperative plan with the tenant is often faster and less stressful than a formal process.

Security deposits move with the house

The tenant’s security deposit is usually transferred to the buyer or credited at closing, so the new owner can return it when the tenant moves out. The title company handles this on the settlement statement.

Every lease and every state is different. Talk with a local landlord-tenant attorney about your specific rights and obligations before you give any notice.

Frequently Asked Questions About Selling a Rental Property With Tenants

Can you sell a house with tenants living in it?

Yes. Branden sold his rental in Veneta, Oregon while his tenant was still living there. We worked out a plan with the tenant ahead of time, and the tenant stayed in the house through the closing.

Do I have to wait until the lease ends to sell my rental property?

Not always. In most states a sale does not end a lease, so a buyer who purchases a rental with tenants usually takes over the existing lease. Some leases and some states have their own rules, so check yours with a local attorney before you set a date.

Will a cash buyer buy a rental with a tenant who won’t move out?

Often, yes. Investor buyers are used to tenant-occupied houses. Branden’s tenant did not want to move, so we talked with the tenant directly and the seller and the investor both helped the tenant find and fund a new place.

Do I have to fix up my rental before I sell it?

No. Branden’s rental needed serious work, and he sold it with no repairs. The investor bought it as-is and priced the work into the deal.

Do I have to tell my tenant I’m selling?

Plan on it. Many states and most leases require notice before anyone enters the unit, and a tenant who hears it from you first is much more likely to cooperate. We can help with that conversation so you don’t have to handle it alone.

Can I sell my rental without showings or listing photos?

Yes. An off-market sale goes directly to a buyer without a public listing, so there are no open houses or strangers walking through while your tenant lives there. That is how Branden sold his Veneta house.

How do I know the buyer is serious?

In Branden’s sale, the investor checked out the house and put down a non-refundable earnest money deposit to secure the purchase before closing.

Where do you buy rental properties?

Clear Path House Buyer works with landlords across the United States, from our office in Grand Rapids, Michigan, together with licensed local agents and buyers in each market.
